Feasly fictional office acquisition example

All figures are in AED. Assumptions are illustrative, not market quotes. Four separate saved cases keep Base unchanged.

evidence.json contains the financial inputs and results. The annual CSVs follow the stated assumptions, with acquisition at time zero and operating cash at each year end. They are annual reconciliations, not monthly cash flows exported from Feasly.

NOI = gross rent less vacancy and operating expenses. Year-five gross sale value = year-five NOI / exit yield. Selling costs are deducted from gross sale value. Equity cash deducts annual interest and repays the full AED 12m principal at sale. No amortisation or refinancing is included.

Read the field notes before reusing results. In particular, cashFlowYear1 includes the loan advance, loanToValue uses total acquisition cost, and directCapValue uses a separate default method. Use cashFlowAfterDebtYear1 for annual operating cash after interest. Debt coverage measures year-one NOI against annual interest, excluding the maturity balloon; it is not a covenant compliance test.

No tax, capital expenditure, reserves, tenant-level lease events, recovery mechanics, fees beyond the stated acquisition and sale costs, or refinancing are modelled. This is an educational example, not a valuation or an investment recommendation.
