Feasly worked development example

Fictional 24-home scheme in England. GBP. Month 1 = January 2027.
Canonical explanation: https://feasly.com/library/development-appraisal-uk/

*-input.json: assumptions used in the calculator for each case
*-response.json: calculated results for each case.
*-cashflow.csv: the monthly cash-flow values rounded to two decimal places.
all-cases.json: assumptions and results for all five cases.
CSV rounding can cause penny differences when rows are summed; the JSON records preserve the unrounded engine values.
cash-position.svg: comparison of cumulative project cash flow.

Costs in CSV columns are positive cash outflows. Net cash flow equals receipts less costs; negative cumulative cash flow is the project cash requirement. The first occurrence is reported for equal peak values. CSV is explanatory data, not a promised Feasly project import format.

Base: all-equity, pre-debt, before corporation tax. Explicit acquisition tax allowance included. No VAT cash timing, debt, interest, lender fees, retentions, restricted sales proceeds, growth, intra-month cash peaks or separate liquidity reserve. See the guide for scheme conditions and cost assumptions. All assumptions and decision thresholds are invented; this is not a customer case, valuation, planning viability assessment or investment recommendation.

Price downside: receipts -7.5%, variable selling cost remains 2%, fixed legal cost remains GBP24,000.
Construction downside: construction +8%; contingency and professional fees fixed.
Timing downside: receipts and selling costs move from months 19-30 to 25-36. All totals unchanged.
Combined: all three changes plus GBP60,000 holding cost in the month-4 other-cost allowance.
