What to take into your next appraisal
- Aprao already documents cash-flow forecasting and multiple financing options.
- Both companies describe AI connectivity, with different current availability.
- Compare a real assignment rather than treating an AI label as evidence of a better model.
Use current sources, not an old feature checklist
This comparison brings together the linked vendor product information and Feasly’s available workflows. It is not an independent benchmark. Compare the edition, access and commercial terms you would use, and ask each provider to demonstrate the methods your project needs.
Aprao’s current site describes MCP connectivity as in development. Feasly’s connection has passed specified private ChatGPT journeys, but public directory availability is pending. Neither statement warrants treating every AI workflow as generally available.

Compare the parts that affect the assignment
| Decision | Aprao | Feasly |
|---|---|---|
| Appraisal workflow | Development pro formas, residual land value, scenarios and branded reporting. | Supported development and income-property modelling with scenarios and documents in a shared workspace. |
| Cash timing | Its help guide documents cost phasing, cash-flow periods and export to Excel. | The published UK example exposes monthly cash flows and the impact of delayed collections on capital requirements. |
| Finance setup | Documented choices include estimated, override and cash-flow calculations, plus multiple lenders. | Agree the required methods and reconcile a funded case. The public worked example is deliberately all-equity. |
| Existing work | The cash-flow guide documents Excel export. That alone does not establish arbitrary workbook import. | Supported imports need a compatibility and reconciliation check. Some imported fields retain editing restrictions. |
| AI connectivity | MCP integration is described as in development. | Private ChatGPT preview for shared projects, supported imports, edits and scenarios. Public directory publication is pending. |

When Feasly should be on your shortlist
Consider Feasly when an appraisal is the beginning of continued financial work: you receive a supported model, examine its assumptions, create alternatives and retain the decision history with the project. The reason to choose it is the usefulness of that connected workflow for your team.
A private preview test has already demonstrated a ChatGPT edit saving into the same project visible in Feasly, with separate scenarios preserving Base. The integration has also been exercised with both development and underwriting models. If moving between those working contexts matters to you, ask to see that precise journey with an appropriate case.
If your need is a development appraisal and report, evaluate the experience of completing that assignment in both products. Wider scope only has value when it supports work you need to do.

Compare how the finance number is produced
Aprao’s finance guide distinguishes estimated interest, an override and a cash-flow-based calculation. It also documents different interest types, settlement choices, fees and lender ordering. A comparison that labels Aprao as having no detailed finance would therefore be misleading.
For either product, identify the selected calculation basis before changing the programme. Ask what is recalculated and what remains a fixed input. A manually overridden interest allowance and a modelled draw schedule answer different questions. Compare the same assumptions and method before interpreting a numerical difference.

A demonstration brief that produces a useful answer
Use a familiar scheme and retain the original appraisal. Begin with the current cost and revenue scope, then test a delay and a cost increase separately. Require the presenter to trace each result back to its assumptions.
- Inspect the development budget, collection dates and monthly cash requirements.
- Record whether finance is estimated, overridden or derived from the cash-flow schedule.
- Save an alternative and verify that the starting case remains unchanged.
- Have a colleague review the assumptions and output without editing the model.
- Test any import or AI connection you would rely on, under the access level actually offered.

Confirm the offer before making the decision
Aprao currently advertises a seven-day trial and asks buyers to confirm team pricing. For Feasly, confirm workspace access, supported methods and any private-preview enrolment with the team. Do not compare an early-screening free calculator with a complete paid modelling workflow.
The right decision combines financial fit, ease of review, continuity of existing work and the cost of adoption. This page gives the questions and evidence to start that evaluation; it does not claim a measured speed or accuracy advantage.
